Liability Waiver + General Rules

Please note our liability waiver:  You understand that staying on our property is at your own risk and that special risks may be involved with swimming, walking, hiking and staying in our units. You accept full responsibility for any bodily injury that may arise from any activity while staying in our units.  You agree to be fully and solely responsible for any accidents you may incur to either yourself or other guests on the property. If you are traveling with a pet, damage caused to the property or physical damage to other guests by said pet is your responsibility.  You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against The Tobacco River Ranch for accidents or claims arising from hiking or staying on this property. All Airbnb Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host.

**ALSO, Please Read:  

~Guests must Check in before 7:00 pm on first night.

~Pets must be well behaved, and pre-approved (read pet rules!) and must be on leash if they chase wildlife. (Barkers, biters and chasers NOT welcome.)

~No extra guests allowed on property without prior permission.

~No fires except in designated areas – and that is subject to fire conditions (Smoky said so!)

~ALL hiking, swimming, etc is at your own risk.

~Quiet hours: 10 pm – 9 am!

~NO guns or weapons allowed.

~NO food storage or prep allowed in units (it attracts bears, rodents, etc!) but you’re welcome to bring your meals to your deck to enjoy. 

~Solar lights are provided. Please also charge for next guest.

~Fires in designated fire pits only. (And based on fire danger reports from USFS!)

~For extra guests, we have cots and tents available for rent. 

~Dogs are welcome and we might have an extra dog bed if you need one, let us know — Please keep them off the beds – we WILL have to charge an extra cleaning fee if this rule isn’t followed. 

~~Each cabin or camper is supplied with linens and towels.  There is also cleaning supplies in each cabin if you have extra messes from dogs or kids. 

~We also have coolers if you prefer to store drinks in your unit.

~Phones, etc can be charged in the community kitchen.
